RoofNurture Studio is the proposed new business: AI-assisted home planning, editable floor plans, 3D visualization and virtual tours. The first customer is a homeowner preparing to speak with a builder; the repeat customer is an independent builder presenting options to clients.

Clarity before construction: turn a source plan into a useful concept, compare changes, choose a visual direction and deliver a handoff package. Offer paid conversion and visualization packages once the full pipeline works. Add builder subscriptions after repeat demand is demonstrated.

A practical pilot, with room to grow.
The current pilot uses Cloudflare Workers AI for text concepts, room edits and experimental image reconstruction, local PDF.js for vector rectangle extraction, Three.js for furnished connected room previews, and private geometry revisions. A self-contained presentation report and opening-aware model export provide a client handoff. Private profiles, a project dashboard, a command menu, grid-based movement, floor tools and a five-layout library support repeatable work. AI output is validated and shown for review before applying. The daily limit is five attempts across this pilot. No paid provider plan or trial has been purchased.
Model-based 2:1 room panorama export is available. Photorealistic rendering, reliable arbitrary plan reconstruction and linked 360° tours remain development work. The original blueprint below is the commercial evaluation path; its implementation checklist predates this pilot update.
Planner 5D’s business integration is the first vendor to evaluate. Its official material describes editable plan recognition, branded embedding, renders and walkthroughs. It advertises a €99 one-time trial with 10 recognitions, 10 AI images and one month of platform access; production scope and pricing require a custom agreement. No trial has been purchased.
The technical overview says full API access is provided after signing. Do not invent a production endpoint from marketing examples. Ask about source limits, room accuracy, model portability, render prices, permitted branding and access after cancellation.
Floorplanner Enterprise is a fallback to evaluate for white-label editing and APIs. Compare complete contractual costs and sample conversion quality before selecting either.
A lean launch sequence
- Validate: use this example in customer interviews; start with simple homes and renovation layouts. Measure whether customers will pay for the outcome.
- Connect: acquire documented provider access and run five representative plans through conversion, correction, rendering and export.
- Harden: add accounts, private cloud storage, ownership checks, quotas, reliable jobs, version history and a restore path.
- Sell carefully: enable billing only after a paid package can be delivered end to end; show clear limits, timing and refund terms.
- Repeat: recruit a small builder cohort, measure delivery costs and retention, then expand.
Revenue is not personal income
An illustrative mix of 50 builders at $399/month and 20 Home projects per month at $149 produces $275,160 in annual revenue. At an assumed 30% direct delivery cost, that leaves $192,612 before overhead, owner compensation and taxes. With another assumed $42,000 in annual overhead, the result is $150,612 before owner taxes. These are target assumptions, not a forecast or evidence of demand.
The product cannot be fully unattended at launch. Plan recognition errors, modeling corrections, support, refunds and design reviews require a human path.
The first acceptance test
A customer uploads a simple plan, confirms the scale, receives an editable model, changes a dimension, sees that change in 2D and 3D, restores a prior version, generates consistent views, and exports the result. No hidden manual substitution and no stock images presented as model renders.
